About the building

Leverett House brings together two addresses with meaningfully different positions. The east building at 110 Sunset Avenue is directly beside the Atlantic; the west building at 120 sits farther into the block. This makes it especially important to identify both the building and the apartment line when discussing a Leverett residence. Ocean-facing rooms, garden outlooks and town views are distinct experiences within the same condominium.

The County’s west-building record establishes condominium ownership. Leverett should be compared on that basis even where a portal applies a generic or conflicting co-op label.

Residences and amenities

The west building can suit a buyer who values an expansive apartment and outdoor living without requiring the ocean to dominate the principal rooms. A published 3A offering documents a broad living and entertaining area opening to a covered terrace, multiple balconies off the primary suite, a separate entry vestibule and a service entrance beside the laundry. Its advertised outlook emphasizes town, pool and garden.

Those circulation details are consequential. Separate arrival and service routes allow deliveries or household work to occur away from the main entertaining space. Several outdoor areas can give the primary bedroom a quieter retreat while keeping the larger terrace connected to the living room. On a visit, follow both paths through the apartment and establish which rooms are most comfortable at the time of day you expect to use them.

East-building offerings illustrate a different emphasis and considerable variation in condition. A published 4A offering was presented as a gutted residence ready for a new interior, with design renderings rather than a completed renovation. Its description also included a renovated, air-conditioned cabana with a kitchenette and bathroom. The state of the apartment and the state of its accessory space were therefore separate parts of the offering.

Another documented east-building home, E2B, was marketed as a four-bedroom residence exceeding 5,000 square feet, with multiple balconies and an ocean outlook. That historical example shows why a single building-wide size range would be a poor substitute for comparing actual floor plans. It is not a statement of present availability or a standard specification.

Cabanas, shared spaces and beach access

The pool, exercise facilities, garage and staffed services complement the scale of the residences. Published apartment records also show cabanas offered with homes in both buildings. A cabana may add useful space near the pool, but the term alone does not establish its facilities, legal classification, parking rights or permitted overnight use.

The east-building published residence material describes beach access for residents. That supports the practical importance of the shoreline to Leverett’s setting; it does not establish the precise easement or access rights attached to every west-building apartment. Have the local representative show the actual route from the particular residence and identify the documents governing its use. Beach access and an ocean view should be evaluated separately.

What to know before buying

Identify the complete property being transferred. Reconcile the apartment, cabana, garage spaces and storage with the declaration and assignment documents. Confirm which expenses and maintenance obligations attach to each component. A renovated cabana should not obscure the work needed in the main home, and presentation renderings should be separated from the apartment’s delivered condition.

For a residence requiring an interior buildout, establish the approved scope, service-elevator arrangements and permitted work schedule before planning occupancy. For a finished home, compare the usable rooms and outdoor areas against the current measured plan. These differences are more informative than grouping all east or west apartments together by address.

Useful building comparisons

  • Parc Regent pairs substantial interiors and cabana examples with an Intracoastal and Lake Trail setting, making water orientation a clear comparison.
  • Il Lugano offers an Intracoastal condominium alternative with private elevator arrivals and terraces; compare the arrival experience and any separately documented boating interest.
  • L’Ermitage provides a Bradley Place option with two pools and tennis, useful when shared outdoor recreation is central to the search.
