How the stages work

From permit to closing

Plan accepted. The New York State Attorney General has accepted the sponsor’s offering plan, so the sponsor can sign contracts. Buildings here are selling, and some have declared the plan effective and begun closings. Contracts typically call for a 10 to 20 percent deposit held in escrow.

Plan filed. The sponsor has submitted an offering plan, and the Attorney General has not yet accepted it. No contract can be signed until it is; any reservation before then is non-binding.

Planned or under construction. Permits, demolition or construction are under way, and no offering plan has been filed. Unit counts and designs at this stage come from Department of Buildings filings and published construction reporting, and they change.

Recently completed. Condominiums finished in 2015 or later that this library covers, built and largely sold. They are hidden by default; the toggle above shows them.

Plans, unit counts and timelines change as projects move forward. Details reflect public filings and published reporting as of the date on each building’s profile. Unit counts follow the offering plan where one has been filed, and Department of Buildings filings or construction reporting otherwise; where sources differ, the profile says so. Offering totals are the sponsor’s aggregate plan price, not a price list. Renderings are the developers’ and architects’, credited on each card, and show the design as proposed.
