This page describes how The Roebling Team at Compass handles your information when you use this site. We’ve kept it short and in plain language. If anything here is unclear or you want a change to your data, email c.cohen@compass.com and we’ll handle it directly.
What we collect
- Newsletter email addresses. When you sign up for The Roebling Report, we collect the email address you submit and record the source page (so we know whether you found us through a building profile, the homepage, etc.).
- Calculator submissions. When you use one of our closing-cost calculators, we collect the email address you provide and the inputs and result of your specific calculation so we can send you the breakdown.
- Contact inquiries. When you email us directly or schedule a consultation, we receive the information you choose to share.
- Aggregate analytics. We use Google Analytics 4 to count page views, traffic sources, and on-site engagement. In addition to page views, we record anonymous interaction events: clicks on our consultation-booking links, on phone and email links, on outbound links to external sites, on downloadable files (PDFs and similar), and scroll-depth milestones (25/50/75/100%) on each page. These events tell us which pages produce inquiries; they do not capture form contents, keystrokes, or anything you type. Google Analytics uses cookies and may collect device and browser information (operating system, browser version, screen size, approximate location based on IP). We configure Google Analytics with IP anonymization enabled so the last octet of every visitor IP is discarded before storage. We do not use Google Analytics to build advertising profiles, do not link analytics data to your newsletter or calculator submissions, and do not share it with third parties beyond Google’s role as the analytics provider. You can opt out by installing the Google Analytics Opt-out Browser Add-on, or by using a browser extension that blocks analytics scripts.
How we use it
- To send you what you asked for — the newsletter, the calculator breakdown, or a reply to your inquiry.
- To follow up if relevant. If you use one of our calculators or sign up for the newsletter and you’re considering a Manhattan transaction, we may reach out personally to see if a consultation would be useful. You can ignore the outreach with zero consequence.
- To improve the site. Aggregate analytics tell us which pages are useful and which aren’t. No individual user is identified in this process.
Who we share it with
Almost nobody. We use a small number of infrastructure services to operate the site — Vercel (hosting), Resend (transactional email), and Google Analytics (aggregate traffic measurement). Each of these processes your data only on our behalf and under their own published privacy commitments. We don’t sell your information, we don’t share newsletter lists with third parties, and we don’t use your information for advertising.
If you choose to engage us for a transaction, your information may be shared with Compass (our brokerage), attorneys, lenders, or counterparties as required to complete the deal. That sharing is transparent and only happens once you’ve engaged us.
How long we keep it
Newsletter and calculator submissions are retained until you unsubscribe or ask us to delete them. Direct correspondence is kept for as long as is useful for the relationship — typically the duration of a transaction and a reasonable period after, in case you return.
Your rights
- Unsubscribe from the newsletter — every newsletter issue includes a one-click unsubscribe link.
- Request deletion — email c.cohen@compass.com and ask us to delete your record. We’ll confirm and complete it within a few business days.
- Request a copy of your data — same address, same process.
- Opt out of follow-up outreach — let us know and we’ll note your file.
Cookies
This site uses two categories of cookies. First, those required for basic functionality (e.g., remembered form inputs). Second, Google Analytics cookies (typically named _ga and _ga_*) which measure aggregate site usage. We do not use advertising or cross-site tracking cookies. If you prefer to opt out of Google Analytics, use the opt-out browser add-on linked above or a privacy-focused browser extension that blocks analytics scripts.
Children
This site is not directed at children under 13 and we don’t knowingly collect information from anyone under 13.
Changes
We may update this policy as the site evolves. Material changes will be reflected in the “Last updated” date at the top of this page. If you’ve signed up for the newsletter, we’ll mention substantive changes in an issue.
