Drop the building’s audited financial statement(s) — one PDF for a single-year read, or the last 3–5 years for year-over-year trend analysis. Claude extracts the structured figures (reserves, commercial income, underlying mortgage, maintenance trend, assessment history) and the analyzer translates them into the specific risk flags an institutional underwriter would catch, with concrete guidance on what to verify before contract.

What you’ll get isn’t a verdict on whether to buy — that depends on price, alternatives, and your specific tolerance for the flagged risks.
