The median moved up a level and held.
On about forty closings a year, the Town’s single-family median moves in steps. It stood at $2.775M in 2012 and reached an all-time high of $13.17M in 2025, roughly 4.75 times its starting level. The durable signal is the level shift, not any single year: a market that priced around $3M to $5M through the 2010s re-based into eight figures and has stayed there.
With so few sales the annual figure swings hard: $8.5M in 2021, $16.3M in 2022, $8.75M in 2023. That is the shape of a thin market, and it is why the level matters more than the print. Every year since 2021 has closed in eight figures, where the 2010s ran roughly $3M to $5M.

- 2019-2021Wall Street South arrives
Roughly 120 firms relocated to the area from 2019, joining the 300-plus hedge fund and private-equity shops now in the county, alongside 68 billionaires and about 75,000 millionaires. Palm Beach County is the only one of the Index's six markets with a positive net income inflow in every year from 2012 through 2023, and that demand landed on an island that cannot grow.

In 2022 the Town's single-family median hit $16.3M, its first eight-figure print, and it has stayed in that range through 2025. On roughly forty sales a year the yearly figure is jagged; the level itself is the record.

Sales pace eased back toward its historical rhythm while Town price per square foot held near its highs. Two independent counts of Town single-family activity point the same way: one at about 39 sales, a $12.1M median, and near $3,500 per square foot; another at about 50 sales and a $15.4M median.
