Why Dumbo Got a Private Golf Club

Gowanus Golf Club has leased approximately 6,000 square feet at 215 Water Street in Dumbo, where the Brooklyn operator will open its third private membership club. I represented both the landlord, Pearl Realty Management, and the tenant as principal of The Roebling Team at Compass.

Set to open September 15, the club will feature TrackMan iO simulator bays, a members' lounge, a putting area, fitness equipment, leagues, tournaments, instruction, a custom club-building and repair workshop, wellness rooms, and around-the-clock access. The space was marketed at $100 per square foot.

The interesting part is what the deal says about the neighborhood.

A private, membership-driven club needs density and disposable income within walking distance — across the whole day, not just the evenings. Dumbo has both: a luxury residential base and one of Brooklyn's densest daytime workforces, a legacy of the Two Trees warehouse-to-office conversions that turned the district into the heart of the Brooklyn Tech Triangle. A generation ago, that audience wasn't there in the numbers a 24/7 club requires. Today it is. The operator needed the scale to deliver its full experience and a neighborhood with the density and year-round activity to support it; 215 Water Street offered both.

Retail and membership concepts are a lagging indicator of demand — they arrive once the rooftops are counted and the desks are filled, which is exactly why where they land is worth watching. A private golf club does not open in a neighborhood it is unsure of. Reading that demand before it is obvious, and matching the space to it, is the work.
