What your Miami condominium is worth today.

Search your building and apartment. The estimate starts from the county’s assessed market value (just value) for your apartment and scales it by what recent sales in the building paid against theirs. 532 buildings covered.

As cited in The Wall Street Journal★ 92 reviews on Google

How it tests

On 2,553 sales it never saw, the model valued 78%; the rest went to a review by hand. Its median error was 10%, and 80% of sales closed inside the range it showed. Condition, view and finishes move price, and the county record does not see them: for a number you can list or negotiate on, request a property-specific pricing opinion from the result.

Miami condominiums

A Miami estimate is automated. It starts from the Miami-Dade Property Appraiser’s assessed market value (just value) for the apartment on the latest published roll, and scales it by the median ratio of recorded price to just value across the last twelve months of sales: the building’s own sales where there are at least three, otherwise its neighborhood’s. It is not an appraisal. Condition, view and finishes can move the price, and the county record does not see them.

Each historical sale was estimated only from the roll published before it closed and sales recorded before it. The ranges were set on sales from July 2024 through December 2025, and the table shows how they did on 2,553 later sales (2026-01 to 2026-08) that played no part in setting them. The model valued 78.4% of those sales; the rest went to a review by hand. Buildings with fewer recent sales get wider ranges.

A known limit: the tested sales were valued on the 2025 roll. The 2026 roll the tool uses now has no held-out test of its own yet; it will be re-measured once enough sales after July 2026 are recorded.

Newly completed buildings whose county value predates completion, apartments the county currently values at $0, penthouses, bungalows, cabanas, apartments whose size no longer matches the county record, and residences estimated at $10 million or more are prepared by hand. Model v1.0.0.
