The Roebling Research Desk · October 2026
Three Eighty Nine is a cooperative at 389 South Lake Drive, on the marina side of Midtown Palm Beach. Howard Chilton’s curving architecture gives the building its identity, while its position near Peruvian Avenue connects the apartments to the waterfront landscape and Worth Avenue area. The shape of the building matters inside: different residence lines meet the marina, lagoon and neighborhood at different angles.

Architecture and residences
The building’s curved circulation and garden spaces give it a recognizable mid-century character. Published building information describes a pool beside a curved loggia, a lounge and kitchen area, and bicycle storage. Together, these spaces offer a more domestic scale of shared recreation than a large resort complex.
An inspected offering for apartment 4C makes the effect of the curve tangible: its partially open terrace looked toward the Town Docks in one direction and the Everglades lagoon in another. The same apartment combined enclosed terrace space with an outdoor portion. This is an example of a particular line and renovation, not a promise of those views from every home.
Open and enclosed terraces can produce very different rooms from similar original plans. One apartment may favor outdoor seating; another may incorporate the former terrace into an interior sitting or dining area. Look at where daylight enters, how the main living space meets the windows and whether enough usable outdoor space remains for your routine.
Services and neighborhood
Published information identifies a heated pool, door staff, a full-time manager, elevators and covered parking. Bicycle storage is especially relevant to this location because the surrounding waterfront routes form part of the neighborhood experience. Confirm the present arrangements during a tour, including how residents move between parking, the entrance and the pool.
The water is across the road, and a marina outlook does not include a boat slip by implication. A buyer interested in keeping a vessel nearby should investigate that separately from the apartment purchase.
What to know before buying
Understand both the cooperative interest and the enclosed terrace. The County sample separately records base area and a finished enclosed porch, while other fields show a different area total. Obtain a measured plan and the enclosure’s approval history before comparing advertised square footage. Have the local representative and closing attorney reconcile the apartment’s occupancy documents, parking and alteration obligations with what is physically offered. Current financing and application requirements should come from the cooperative.
Useful building comparisons
- Park Place — the 369 Building offers another Chilton-designed cooperative along South Lake Drive; accessory guest suites and cabanas can distinguish individual offerings there.
- Southlake, at 315 South Lake Drive, combines the same architect and marina-side setting with condominium ownership and its own terrace configurations.
- One Royal Palm carries Chilton’s curving design to the ocean end of Royal Palm Way, a useful change in outlook and neighborhood position.
