Boca Raton Real Estate

Mizner-era architecture, coastal condominiums and planned residential communities in southern Palm Beach County.

Boca Raton has more than one residential identity. Downtown and the coast offer apartments, established neighborhoods and waterfront houses; the wider Boca search extends into planned and club communities farther west. The choice is not simply between a house and a condo, but between different settings and different amounts of shared service.

History and architecture

Boca Raton’s early farming and railroad development was followed by Addison Mizner’s resort vision in the 1920s. The Cloister Inn, Historic Town Hall and other surviving landmarks connect Boca to that period of Mediterranean-inspired architecture. Postwar expansion added subdivisions and condominium buildings, while later growth introduced contemporary residences and extensive planned communities.

Reading the local map

An ocean-facing condominium, a downtown apartment and a house within a club community should be evaluated as different markets. Within each, the building or community matters as much as the city name. The broader Boca postal area also extends beyond the city limits, so an address should be matched to its actual municipality before local rules are applied.

Transit and travel

Brightline’s Boca Raton station is downtown, adding a regional rail connection to the coastal road network. The station does not make every residential community walkable to rail; the local drive remains part of the trip. For an NYC owner, the airport routine and intended length of stays should help narrow the location.

The property decision

Start with the intended use and the full ownership arrangement. A community’s current fees and membership terms belong beside the purchase price, not in a later surprise. The Roebling Team can begin with your NYC property plans and an appropriate local introduction, whether the move involves selling an apartment or keeping a city base.

Cost of owning

Property tax

About 1.45% of the purchase price a year: roughly $43,600 on a $3M house ($42,900 with a homestead exemption), within a range of $37,100 to $50,000.

Estimate for City of Boca Raton. Palm Beach County millage applied to 85% of the purchase price, the value Florida assesses after a sale, plus flat charges. Rates as of October 2026; sources are listed in the calculator.

Florida reassesses a house the January after it sells, so the buyer’s bill follows the purchase price, not the seller’s.
