One Wall Street is the largest condominium conversion in NYC history — Ralph Walker's 1931 Art Deco masterpiece converted by Macklowe Properties (completed 2023) into 566 residences atop the landmarked Red Room interior. Ralph Walker was called "the Architect of the Century" by The New York Times in 1957.

The structural identity rests on three features. First, the Ralph Walker architectural pedigree — Walker's other masterworks include the Barclay-Vesey Telephone Building at 140 West Street (a Lower Manhattan landmark), Walker Tower at 212 West 18th (now condos), and the Verizon switching station at 412 West 16th. Per Carter Horsley, Walker is "one of the city's most distinguished Art Deco architects." Second, the NYC designated landmark status plus the separately landmarked interior "Red Room" — among the most architecturally celebrated Art Deco interiors in NYC, with mosaic walls and a soaring vaulted ceiling. Third, the Macklowe / Stern / SLCE conversion team — Robert A.M. Stern Architects oversaw the residential design vision (Stern's broader downtown portfolio includes 30 Park Place / Four Seasons Private Residences and the proposed 12 East 87th).

The Real Deal has covered the conversion extensively from Macklowe's 2014 acquisition for $585M through the 2023 sellout milestones. 6sqft documented Macklowe's installation of a Whole Foods at the base and the Life Time Fitness anchor amenity tenant.

Per The Real Deal coverage, the 2023 sellout momentum produced substantial closings through 2024-2025. Apartment-level closing detail should be sourced from NYC Department of Finance recorded transfers (BBL 1-00023-0026) and cross-referenced against Corcoran and Brown Harris Stevens closing pages.
