525 Myrtle Avenue trades as late-2010s Clinton Hill new construction, priced per square foot against the post-2015 condominiums on Myrtle Avenue, Fulton Street and the Pratt blocks rather than the neighborhood's prewar co-ops. With twenty-two small units, it records only a few sales a year. That makes any single-year median unreliable, and a sale on the seventh floor moves the average much more than a sale in the typical stack.

Three things account for most of the price spread: floor height, since the seventh-floor units are larger and set apart; line, since the 01 line is roughly 40 to 55 percent larger than the 04 line; and the years left on the exemption, which buyers price in.
