Brookville Real Estate
Former farm and estate land, substantial detached houses and an architectural legacy visible in institutional campuses.
Brookville belongs to the inland estate landscape of northern Nassau County. Its housing is dispersed rather than arranged around a busy village shopping street. The village should be distinguished from Old Brookville and Upper Brookville, which have their own boundaries and property settings.
History and architecture
Agricultural land gave way to country estates and later residential subdivisions. Parts of that estate history survive in the campuses associated with LIU Post and New York Tech, including former great houses and their grounds. Brookville incorporated in 1931, as the North Shore’s residential identity was taking shape. Today the market includes older estate-related properties and later houses whose value rests more on the site than a historic pedigree.
Transit and the NYC connection
There is no Brookville passenger-rail station. The route to the LIRR is a drive to a surrounding station, selected for the property and the day’s destination. Road access and the distance to shopping centers are therefore integral to the search.
The property market
Brookville is a useful comparison for buyers considering Old Westbury or other inland North Shore estate markets. Compare the landscape, scale of the house and amount of work involved, rather than assume similar lot sizes create comparable properties. The NYC sale or purchase can be coordinated with that local decision.
Property tax
About 1.65% of the purchase price a year: roughly $41,300 on a $2.5M house, within a range of $33,000 to $49,500.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
