Dix Hills Real Estate
An inland Huntington-area market shaped by postwar detached housing, wooded sites and road-based access.
Dix Hills offers a different proposition from a harbor village or a railroad downtown. The residential landscape is inland and dispersed, with detached houses, gardens and substantial variation in lot configuration. The house and the local road network organize daily life.
History and architecture
The area remained agricultural well into the twentieth century before postwar suburban growth transformed it. Ranches, split-levels and later Colonial-style houses reflect successive periods of development, with renovation and replacement adding another layer. The John and Alice Coltrane Home preserves a distinct cultural landmark within that suburban history.
Transit and the NYC connection
Dix Hills has no LIRR station of its own. Deer Park and Huntington are among the stations considered for different addresses, with a local drive before the rail journey. The Long Island Expressway is a major regional connection; the relevant comparison is the complete trip, not a town-wide commuting claim.
The property market
For buyers, layout, condition and the usability of the grounds can be more revealing than the age or nominal size of the house. Sellers should identify the property’s strongest combination of interior program and outdoor space. Syosset and Jericho are useful comparisons, but their station and development patterns differ.
Property tax
About 1.69% of the purchase price a year: roughly $42,400 on a $2.5M house, within a range of $34,000 to $50,800.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
