Great Neck Real Estate

A North Shore peninsula with a rail-centered downtown, prewar apartment buildings and distinct residential villages.

Great Neck offers more than one way to leave the city. Around the station, apartments and compact residential streets keep shops and the train close together. Farther along the peninsula, detached houses and waterfront properties create a different relationship to land and Long Island Sound. The Great Neck name describes a broader area than any one village.

History and architecture

The peninsula grew from farming communities into a railroad suburb and an estate destination. Great Neck Plaza retains prewar apartment buildings and Tudor-style commercial blocks, while the surrounding villages contain detached houses from several development periods. The contrast between the station district and the larger residential properties is central to understanding the market; this is not simply an enclave of oversized houses.

Transit and the NYC connection

Great Neck station is on the LIRR’s Port Washington Branch. The station area is the starting point for a rail-oriented search; properties farther north add a local drive. Manhattan service and the final connection to Brooklyn should be compared using the actual trip, rather than a single advertised commute time.

The property market

Apartment ownership, a house near the station and a peninsula property need different comparisons. For buyers, the first choice is the balance between rail access, interior space and land. For sellers, the building or village setting should lead the pricing discussion—not the Great Neck postal name alone.

Cost of owning

Property tax

About 1.28% of the purchase price a year: roughly $32,000 on a $2.5M house, within a range of $25,600 to $38,400.

Estimate for Great Neck (Great Neck UFSD). Calibrated from 2025–26 one-family sales of $1M or more and each house’s Nassau County tax record, plus village tax where the house is in an incorporated village. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
