Kings Point Real Estate

Waterfront and estate-scale houses at the northern end of the Great Neck peninsula.

Kings Point is the water-oriented end of the Great Neck search. The village occupies the peninsula’s northern reaches, between Little Neck Bay, Manhasset Bay and Long Island Sound. Its appeal is the combination of substantial residential grounds, shoreline positions and separation from the station-centered commercial district farther south.

History and architecture

Incorporated in 1924, Kings Point developed during the North Shore’s estate era. The United States Merchant Marine Academy occupies former estate property and preserves an important part of that landscape. Private housing ranges from surviving country-house architecture to later replacements and contemporary residences. Water views and the arrangement of house and grounds give the market more variation than a bedroom count suggests.

Transit and the NYC connection

There is no LIRR station in Kings Point. Great Neck station, on the Port Washington Branch, provides the rail connection; reaching it is a separate part of the journey. This is a drive-to-the-train market, not an extension of Great Neck Plaza’s immediate station area.

The property market

Direct shoreline, a water view and an inland estate are different property categories. Buyers should narrow the search around the setting they will use. A valuation should distinguish the waterfront position, architecture, condition and usable grounds before comparing interior size.

Cost of owning

Property tax

About 1.17% of the purchase price a year: roughly $29,300 on a $2.5M house, within a range of $21,900 to $36,600.

Estimate for Kings Point. Calibrated from 2025–26 one-family sales of $1M or more and each house’s Nassau County tax record, plus the Village of Kings Point tax. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
