Lloyd Harbor Real Estate
A coastal estate landscape where historic houses, protected land and Long Island Sound define the setting.
Lloyd Harbor is less about a town center than the relationship between a house, its grounds and the water. Lloyd Neck and the harbor landscape create a series of residential settings, from shoreline properties to inland roads with substantial separation between houses.
History and architecture
Joseph Lloyd Manor preserves part of the colonial history, while Caumsett records the twentieth-century country-estate period associated with Marshall Field III. That layering of farm, estate and preserved landscape is central to the village’s character. Private properties range from older houses to later construction, with the setting often more consistent than the architecture.
Transit and the NYC connection
There is no LIRR station in the village. Huntington and Cold Spring Harbor are rail options reached by road, and the appropriate route depends on the property. Buyers who want the coastal landscape should weigh that local travel against the more station-oriented alternatives farther inland.
The property market
The market rewards a clear distinction between direct frontage, water views and a substantial inland site. For an NYC owner, Lloyd Harbor is an opportunity to buy a more land-intensive property, not merely a larger apartment in another form. A seller’s presentation should make the grounds and approach as legible as the rooms.
Property tax
About 2.05% of the purchase price a year: roughly $51,200 on a $2.5M house, within a range of $41,000 to $61,400.
Estimate for Village of Lloyd Harbor. The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.
A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
