Manhasset Real Estate

Plandome Road, the Port Washington Branch and established residential settings around a compact town center.

Manhasset combines a recognizable main street with a direct place on Long Island’s commuter-rail map. Plandome Road supplies the commercial and civic center; surrounding residential streets lead into several distinct settings, including nearby incorporated villages. The attraction is not simply more space than Manhattan, but a house connected to an established center.

History and architecture

North Hempstead’s Town Hall opened here, on Plandome Road, in 1907. Nearby Munsey Park adds a separate planned-development story: land inherited by the Metropolitan Museum of Art from Frank Munsey became a residential community with coordinated architecture and streets named for American artists. Its first model house opened in 1928. That planned character differs from the older town-center fabric and from the separate Plandome villages.

Transit and the NYC connection

Manhasset station serves the LIRR’s Port Washington Branch. A search near Plandome Road can prioritize the station approach; a house farther from the center offers a different balance of grounds and daily access. Rail service should be matched to the intended Manhattan terminal and onward destination.

The property market

Compare the actual village or unincorporated location, the house’s architectural integrity and the route to the center. For an NYC owner, the local search can run alongside an apartment valuation and seller-cost estimate. The reverse move calls for a house valuation paired with the intended NYC purchase.

Cost of owning

Property tax

About 1.07% of the purchase price a year: roughly $26,800 on a $2.5M house, within a range of $21,400 to $32,100.

Estimate for Manhasset (Manhasset UFSD). Calibrated from 2025–26 one-family sales of $1M or more and each house’s Nassau County tax record, plus village tax where the house is in an incorporated village. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
