Plandome Real Estate
A village-green setting, early suburban houses and Port Washington Branch access near Manhasset Bay.
Plandome has a clear village identity: the Village Green, Village Hall and residential roads give it a center of its own, distinct from the shops along Manhasset’s Plandome Road. The incorporated village is also distinct from neighboring Plandome Manor and Plandome Heights, despite the shared name.
History and architecture
Plandome incorporated in 1911 during the North Shore’s early commuter-suburb development. Its housing reflects that period of planned residential growth, with traditional detached houses and later construction arranged around an established village landscape. The green and civic buildings give the place continuity; the best architectural comparisons consider both the individual house and its relationship to the street.
Transit and the NYC connection
Plandome station is on the LIRR’s Port Washington Branch. The distance to that station varies across the three Plandome villages, so the exact address matters more than the name used in a search. Manhasset and Port Washington provide nearby commercial alternatives.
The property market
This is a focused alternative to a broader Manhasset search. Buyers can compare village setting, train access and garden space without treating the three Plandomes as one municipality. Sellers benefit from explaining which of those advantages the house actually delivers.
Property tax
About 0.93% of the purchase price a year: roughly $23,300 on a $2.5M house, within a range of $18,600 to $27,900.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
