Roslyn Real Estate
A mill village and pond-side historic center, surrounded by several distinct North Shore residential communities.
Roslyn’s center is defined by its pond, old commercial streets and a concentration of historic buildings. It offers a different starting point from a station suburb or a large-lot estate village: the village’s history is visible at street level. Nearby Roslyn Estates, Roslyn Harbor and East Hills are separate places, not alternative names for the same municipality.
History and architecture
The Roslyn Grist Mill and the Van Nostrand–Starkins House preserve the village’s early industrial and domestic history. Later estate development left another layer nearby, including surviving elements of Harbor Hill. The resulting housing search can move from older village-scale buildings to much larger detached properties within a short geographic span.
Transit and the NYC connection
Roslyn station is on the LIRR’s Oyster Bay Branch. Its service pattern differs from the Port Washington Branch used by Manhasset and Great Neck. The historic center and station are separate reference points, so a property’s useful walking routes should be considered individually.
The property market
The first comparison is between village character and surrounding residential space. An older house near the center, an apartment and a property in a neighboring village solve different needs. A pricing discussion should identify the exact location before borrowing a broader Roslyn benchmark.
Property tax
About 1.38% of the purchase price a year: roughly $34,500 on a $2.5M house, within a range of $29,300 to $39,700.
Estimate for Roslyn (Roslyn UFSD). Calibrated from 2025–26 one-family sales of $1M or more and each house’s Nassau County tax record, plus village tax where the house is in an incorporated village. Rates as of October 2026; sources are listed in the calculator.
A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
