Sands Point Real Estate

The estate end of the Port Washington peninsula, where shoreline, grounds and surviving Gold Coast architecture shape the setting.

Sands Point extends north of Port Washington into a landscape of large residential properties and Long Island Sound shoreline. Its strongest distinction is the land: arrival drives, established planting, water positions and the separation between houses. Port Washington supplies the nearby commercial and rail center.

History and architecture

The Sands Point Preserve records the area’s Gold Coast history through Castle Gould, Hempstead House and Falaise. Those buildings show different versions of the country-estate tradition, from monumental stone architecture to a more intimate French-inspired residence. Today’s private market also includes later houses and new construction; a Sands Point address does not necessarily mean an original estate survives.

Transit and the NYC connection

The rail connection is Port Washington station on the LIRR, reached by road from Sands Point. This is a different daily arrangement from living near Main Street. The location can work particularly well for buyers who prioritize the property itself over a short walk to a station.

The property market

Waterfront, inland acreage and a house on a divided estate are not interchangeable. The valuation should explain the site and architectural quality as clearly as the interior. For a seller moving into NYC, the local sale and the next apartment purchase can be considered together from the outset.

Cost of owning

Property tax

About 1.29% of the purchase price a year: roughly $32,300 on a $2.5M house, within a range of $25,800 to $38,700.

Estimate for Sands Point (Port Washington UFSD). Calibrated from 2025–26 one-family sales of $1M or more and each house’s Nassau County tax record, plus the Village of Sands Point tax. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
