Syosset Real Estate
A station-centered hamlet with postwar residential neighborhoods and a place within the Town of Oyster Bay.
Syosset combines a local commercial center around the railroad with residential areas that extend well beyond it. The result is a broader housing search than the station map alone suggests: some properties prioritize access to town, while others offer a more separated suburban setting.
History and architecture
Rail service helped transform the area from a farming settlement into a commuter community. The later postwar buildout added much of the residential fabric, followed by renovations, replacements and newer construction. Older buildings around the hamlet center and later detached neighborhoods represent different stages of that growth rather than one consistent architectural period.
Transit and the NYC connection
Syosset station is on the LIRR’s Port Jefferson Branch. A station-area property and a house requiring a drive should be compared separately. The branch relationship also distinguishes Syosset from Oyster Bay-line locations and from the Port Washington peninsula.
The property market
For a buyer leaving NYC, Syosset can be approached as a choice among housing layouts and degrees of station access, rather than simply a destination with more bedrooms. Sellers should position the property against homes with a comparable setting and condition. Jericho and Cold Spring Harbor provide useful nearby alternatives with different development patterns.
Property tax
About 1.77% of the purchase price a year: roughly $44,300 on a $2.5M house, within a range of $37,600 to $50,900.
Estimate for Syosset (Syosset CSD). Calibrated from 2025–26 one-family sales of $1M or more and each house’s Nassau County tax record, plus village tax where the house is in an incorporated village. Rates as of October 2026; sources are listed in the calculator.
A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
