Alpine Real Estate

A Palisades-edge residential borough where substantial houses, wooded grounds and road access define the market.

Alpine is a property-centered market rather than a downtown-centered one. The borough lies along the Palisades, with residential roads and larger house settings inland from the Hudson cliffs. The landscape offers a different form of separation from the station villages farther west.

History and architecture

Alpine Landing and the Kearney House preserve the earlier Hudson River settlement, before the area’s later country-house and suburban development. Today’s private architecture ranges from older residences to much larger contemporary and revival-style houses. The quality of the grounds and siting can matter as much as the building’s nominal scale.

Transit and the NYC connection

There is no commuter-rail station in Alpine. The Palisades Interstate Parkway and nearby road connections shape the NYC journey, with the George Washington Bridge a major crossing. The practical appeal depends on the buyer’s destination and driving pattern rather than an advertised train time.

The property market

For buyers, the important comparison is among complete properties: the house, approach, grounds and relationship to adjoining land. Sellers should present those elements together. For an NYC-linked move, a local property valuation and a separate apartment budget provide a clearer starting point than comparing purchase prices alone.

Cost of owning

Property tax

About 0.73% of the purchase price a year: roughly $14,500 on a $2M house, within a range of $10,900 to $18,200.

Estimate for Alpine. The municipality’s general tax rate (county, municipal and school combined), converted to market value with the state’s equalization ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
