Chatham Real Estate

A historic Main Street and station borough, with a separate township extending into a more dispersed residential landscape.

The Chathams should be understood as two municipalities. Chatham Borough contains the historic center and station; Chatham Township includes different residential settings beyond it. This introduction connects the broader search without merging the two into one municipal or statistical market.

History and architecture

The settlement grew around the Passaic River crossing and later developed along Main Street. Railroad access encouraged residential growth, adding older houses around the borough center. The township’s subsequent development created another housing pattern, with more distance between some properties and the commercial streets.

Transit and the NYC connection

Chatham station serves NJ Transit’s Morristown Line within the Morris & Essex network. A borough address may support a station-oriented search, while a township property can involve a longer local journey. The exact route should be part of comparing the two.

The property market

For buyers leaving NYC, the decision is often between the center’s convenience and a different amount of house or land farther out. A valuation should identify the municipality and neighborhood before selecting comparable sales. Sellers can connect the local property decision with an NYC apartment search through a coordinated consultation.

Cost of owning

Property tax

About 1.34% of the purchase price a year: roughly $26,900 on a $2M house, within a range of $22,800 to $30,900.

Estimate for Chatham Borough; other districts are in the calculator. The municipality’s general tax rate (county, municipal and school combined), converted to market value with the state’s equalization ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
