Madison Real Estate
The Rose City: a railroad downtown, older houses and an institutional landscape along the Morris & Essex corridor.
Madison combines a compact commercial center with residential neighborhoods and substantial institutional grounds. The station and Main Street make the center easy to identify, while the surrounding streets offer different house sizes and architectural periods.
History and architecture
Its Rose City name comes from the commercial rose-growing industry that flourished here from the late nineteenth century into the twentieth. Railroad access linked that business to metropolitan markets and supported suburban growth. Older houses, the historic station and the presence of Drew University give Madison a built environment that extends beyond a conventional commuter subdivision.
Transit and the NYC connection
Madison station is on NJ Transit’s Morristown Line. The center-oriented search can prioritize access to the train and shops; other properties trade that proximity for a different site or house layout. The actual departure determines the onward Manhattan journey.
The property market
Madison is a useful alternative to Chatham and Summit for buyers comparing established architecture and a downtown setting. Sellers should distinguish the property’s neighborhood, renovation quality and station relationship. For owners moving into NYC, the local sale and next apartment’s closing costs can be considered together.
Property tax
About 1.29% of the purchase price a year: roughly $25,800 on a $2M house, within a range of $21,900 to $29,700.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
