Montclair Real Estate

Railroad suburbs, Victorian houses and several commercial centers on the eastern slope of the First Watchung Mountain.

Montclair offers an established house market without one single downtown defining every address. The Bloomfield Avenue center, Watchung Plaza and Upper Montclair create different local anchors. Residential streets climb the ridge, with architecture and topography changing along the way.

History and architecture

Railroad development helped transform earlier settlements into a nineteenth-century suburb. The housing record includes Victorian houses and later revival styles, while the Montclair Art Museum and other cultural institutions add a civic layer beyond the commuter story. The Crane House preserves an earlier chapter of the town’s development.

Transit and the NYC connection

NJ Transit’s Montclair–Boonton Line serves several local stations. Station choice, weekday versus weekend service and the relevant Manhattan terminal should be checked against the actual trip. A hillside house and a property near a commercial center may have quite different daily routines.

The property market

For NYC buyers, Montclair can offer architectural character and more interior and outdoor space while retaining several active centers. A valuation should compare the neighborhood, station relationship and renovation quality—not simply the number of bedrooms. The reverse move calls for a house-sale plan connected to the intended NYC apartment.

Cost of owning

Property tax

About 1.97% of the purchase price a year: roughly $39,500 on a $2M house, within a range of $31,600 to $47,300.

Estimate for Montclair Township. The municipality’s general tax rate (county, municipal and school combined), converted to market value with the state’s equalization ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
