Saddle River Real Estate
Historic stone houses, a small village center and larger residential grounds in northern Bergen County.
Saddle River offers a more land-oriented setting than the rail-centered Bergen County villages. Residential properties extend beyond a small historic center, with the river and older road patterns contributing to the landscape. It is a separate borough from Upper Saddle River.
History and architecture
The older settlement is associated with Dutch colonial farming and the sandstone houses of that era. Later estate and suburban development introduced substantially larger residences, followed by contemporary replacements and renovations. That mixture means architectural age, authenticity and the quality of the site should be considered separately.
Transit and the NYC connection
Saddle River has no commuter-rail station of its own. Surrounding Bergen County stations and the road network provide the NYC connection, with the best option depending on the address. Buyers are generally choosing the property’s grounds and privacy over a walk-to-train arrangement.
The property market
A valuation should distinguish an older house with an intact setting from a newer large residence on a different kind of site. For sellers, the landscape and approach deserve the same attention as the interior. An inbound NYC purchase can be planned alongside the local sale without assuming that a larger suburban house translates directly into apartment size.
Property tax
About 0.85% of the purchase price a year: roughly $17,100 on a $2M house, within a range of $14,500 to $19,600.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
