Summit Real Estate

A rail-centered downtown on the Watchung hills, with older houses and substantial residential neighborhoods.

Summit’s center brings shops, the station and civic life into a compact area, while residential streets extend onto the surrounding hills. That combination makes the city a useful comparison for buyers who want both a house and a recognizable downtown.

History and architecture

The railroad helped establish Summit as a nineteenth-century residential and resort destination. Victorian houses and later Colonial and Tudor-inspired architecture reflect the subsequent development. The hilly terrain gives individual streets different outlooks and approaches, so the location of a house matters beyond its nominal distance from town.

Transit and the NYC connection

Summit is a junction on NJ Transit’s Morris & Essex network, where the Morristown and Gladstone routes meet. Service offers different onward journeys depending on the departure. A house near the station and one higher in the residential hills should be compared on the complete local trip.

The property market

The market offers a choice between center convenience and a more substantial residential site. Buyers should compare architectural condition and the usefulness of the grounds; sellers should make those distinctions visible. An NYC transaction can be planned alongside the Summit sale or purchase without assuming the same cost structure applies to both.

Cost of owning

Property tax

About 1.36% of the purchase price a year: roughly $27,200 on a $2M house, within a range of $23,100 to $31,300.

Estimate for Summit. The municipality’s general tax rate (county, municipal and school combined), converted to market value with the state’s equalization ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
