Westfield Real Estate
A substantial downtown, older residential streets and Raritan Valley Line access within Union County.
Westfield’s downtown is the organizing feature of the house search. Shops, restaurants and the station create a center with residential neighborhoods on both sides of the railway. The market is broader than one architectural style or one station-side setting.
History and architecture
The town developed from an older agricultural community, with later railroad access supporting suburban growth. The Reeve House, an 1870s Italianate residence, preserves a chapter of local domestic history, while revival-style residences reflect later development. Renovated older houses and newer construction now sit within those established street patterns.
Transit and the NYC connection
Westfield station is on NJ Transit’s Raritan Valley Line. Peak and weekend trains terminate at Newark Penn, where riders transfer; only selected weekday off-peak trains run through to New York Penn. That is a meaningful difference from other northern New Jersey rail corridors.
The property market
Buyers can compare downtown access, architectural character and garden space before deciding how much house they need. Sellers should position the property against homes with a similar setting and level of work. An NYC sale or purchase can be coordinated alongside the local transaction, with the correct closing-cost tools used for each side.
Property tax
About 1.59% of the purchase price a year: roughly $31,800 on a $2M house, within a range of $27,000 to $36,600.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
