2100 at Sloans Curve Palm Beach

A property-led guide to the 2100 at Sloans Curve condominium, with north and south apartment positions, separately assessed cabanas and an 8.47-acre oceanfront site.

2100 at Sloans Curve is one of two large oceanfront condominiums carrying the Sloans Curve name. It is not the same association, unit universe or capital asset as Two Thousand next door, and it is not the apartment counterpart to the townhouses and houses within the Residences at Sloans Curve.

The 1980 condominium occupies approximately 8.47 acres at 2100 South Ocean Boulevard. Its current public identity is organized through north and south apartment positions and a large population of separately assessed cabanas. The site and service scale place it within a small upper-end comparison set, but the unit line, cabana bundle and current association condition determine the individual purchase.

The unit universe begins with 95 residences

The current Town parcel layer exposes 142 distinct PCNs within the 2100 condominium identity. Ninety-five carry ordinary north- or south-building apartment designations, 46 carry cabana designations and one is a master or site observation.

That is a parcel-role census, not a final occupied-unit count. Apartment combinations can leave several legal units behind one physical residence. Amendments can alter the original schedule. The declaration, current association roster and parcel history should reconcile the legal, physical and voting populations.

The useful starting point remains 95 residential identities rather than 142 supposed apartments. The distinction prevents cabanas from inflating inventory, sales volume and price statistics before any deed has been read.

North and south positions organize the comparison

Apartments are identified across north and south positions and multiple levels. The designation is part of the valuation because it can influence ocean angle, sun, relationship to the central landscape, neighboring structures, service areas and privacy.

Internal comparison begins with the same building position, floor and a similar line. An upper south apartment and a lower north apartment may share nominal area while offering different exposure and terrace experience. A combination or material reconstruction requires separate treatment even when the original unit numbers remain in title.

The building-area guide preserves declaration, county, architectural and marketed measurements. At 2100 it also ensures that a joined residence is not valued using the area of only one component or counted several times in an apartment series.

Two Thousand becomes a relevant outside-building comparison because the sites are adjacent and the physical forms are related. It does not become a substitute for internal 2100 evidence. Service, building plan, financial condition and accessory treatment require explicit adjustments.

Forty-six cabanas must be attached to apartment events

The current address schedule includes 46 cabana parcels, almost one accessory identity for every two residential identities. A cabana can influence utility, scarcity and the apartment's competitive position. It cannot be treated as another apartment.

Sample county histories show cabana legal descriptions under the same condominium name. When an apartment and cabana transfer together, the total consideration can appear against both parcels. The Roebling transaction model groups them as one economic event, identifies the primary residence and preserves the cabana as an accessory interest.

The governing documents should establish who may own a cabana, whether it can transfer independently, which apartment currently uses it, its common-expense allocation and its alteration or occupancy restrictions. A separate PCN answers the identity question. It does not answer the use or marketability question.

An independent cabana transfer remains searchable evidence. It stays outside the residential apartment index and should not generate a building price per square foot.

The large oceanfront site is a common asset

The approximately 8.47-acre Town observation describes a substantial oceanfront plan rather than an individual apartment's land. Grounds, access, pool and recreation, building approaches, parking and beach relationship can make the common plant central to why a buyer chooses 2100.

That scale also creates operating obligations. Beach access structures, dunes and coastal work, landscape, roofs, garages, waterproofing, vertical transportation and mechanical systems can have independent maintenance and approval cycles. Any amenity, tennis, parking, guest or service description should be tied to the current rules and budget. Historical presence does not establish current availability, assignment or transferable rights.

Capital condition must be read independently from Two Thousand

The neighboring Two Thousand project has a documented recent structural restoration history. That work should not be attached to 2100 through proximity or shared naming.

The 2100 record requires its own milestone notices and reports, structural-integrity reserve study, engineering work, budgets, reserve funding, insurance, assessments, minutes, permits and completed-project evidence. A visual comparison from South Ocean Boulevard cannot reveal whether the two associations have followed the same renewal path.

The milestone and reserve guide supplies the sequence. The building page will distinguish a report from an adopted project, funding from completion and ordinary reserve contributions from a special assessment.

This independent treatment benefits sellers as well as buyers. If 2100 has completed substantial work, the evidence should support its own market position instead of disappearing into a generalized Sloans Curve narrative.

The sales record should remain building-specific

The public deed chain can support apartment histories and repeat sales after cabana bundles, nominal deeds, trust and estate planning, family or entity transfers, corrections and close-in-time instruments are qualified.

Repeated genuine apartment sales over years are valuable. They show movement within a consistent building position and allow private renovations and association projects to be added to the chronology. A $10 deed remains a real title event without becoming an arm's-length price.

The eventual 2100 index should be filterable by north or south position, floor, line, original or combined configuration, area source and included cabana. A single building median provides activity context. It does not price the subject by itself.

What to know if you're buying

Reconcile every unit and parcel in the current residence, including combination history and the cabana. Establish the declared and measured area, floor, line, exposure, parking and all current use rights.

Read the 2100 association record rather than a generic Sloans Curve package. Review financials, reserves, insurance, milestone and engineering material, assessments, minutes, rules, renovation procedures and completed projects with qualified advisers.

Compare within the same north or south position first. Use Two Thousand and other oceanfront South End buildings only after the service, capital, site and accessory differences are made visible.

What to know if you're selling

Present the apartment and cabana as one documented offering. Supply every parcel, deed relationship, area source, approved plan, permit and private renovation record. Explain current association condition through completed work and adopted obligations.

Support the unit's position and view premium with like-line evidence. Sloans Curve attracts attention; a clean 2100 record explains why this apartment should command a particular result within it.
