At a glance

  • Address: 3390 South Ocean Boulevard, Town of Palm Beach
  • Ownership: Condominium
  • Era: County records identify 1982 construction
  • Setting: Oceanfront, South End
  • Residence examples: Two- and three-bedroom apartments

The County property record establishes the condominium identity and records a three-bedroom home. A closed residence listing documents a two-bedroom plan, illustrating why the building should be evaluated through its individual floor plans.

Residences and outdoor space

Balconies are a meaningful part of the Emeraude experience. Inspected listings describe rooms opening onto outdoor space and, in some apartments, wraparound layouts. These arrangements can make an apartment feel more connected to the coast, although the actual view, shade and usable depth vary by residence.

Compare interior living area separately from terraces and accessory rooms. The County sample records 2,145 square feet for a three-bedroom residence, while the two-bedroom example is smaller. Room proportions, storage and the relationship between bedrooms and the living area deserve attention alongside the number of bedrooms. Renovated finishes and altered bathroom layouts are features of a particular home, not a building-wide specification.

Services and amenities

Published listing information identifies door service, garage parking, a swimming pool and spa, fitness facilities and a shared entertaining room with a kitchen. Older marketing also describes saunas and a deck leading to the beach. A tour should establish the current condition and access arrangements for these spaces.

What to know if buying

Establish exactly what accompanies the apartment. A marketed residence included a separately described deeded pool cabana; that does not establish a cabana entitlement for every home. Request the documents identifying any cabana, parking and storage rights, together with their costs and transfer terms.

Older marketing also refers to reciprocal tennis use at neighboring Thirty-Three Sixty. If tennis is important to the purchase, obtain the current written agreement and access rules. Do the same for pet policies, which are inconsistent across public listing fields. Review building work and assessment balances separately from a seller’s description of a renovated apartment.
