OLIN Palm Beach

OLIN Palm Beach at the former Ambassador and Edgewater sites: ocean and lagoon parcels, OMA design, a dated development timeline and useful established-building comparisons.

The Roebling Research Desk · October 2026

OLIN Palm Beach is the planned redevelopment of the former Ambassador and Edgewater properties at 2720 and 2730 South Ocean Boulevard. Its defining feature is the pairing of two different waterfront settings: an Atlantic parcel to the east and a lagoon-side parcel to the west. OMA's architecture and GACHOT's interiors bring a distinct design team to this South End location.

For a prospective buyer, the first comparison is between the buildings within the project. An ocean-side residence and a lagoon-side residence will occupy different positions even though both belong to the same marketed development.

Signature amenities Proposed underground garages on both parcels are reported. A pedestrian connection between lagoon and ocean sites appears in historical plans; final design and access rights require confirmation.

Read the site from lagoon to ocean

The Town's 2025 staff report separates the former Edgewater property from the former Ambassador site. South Ocean Boulevard runs between them.

Position Site Proposed residential arrangement
West, toward the lagoon 2720 South Ocean Boulevard, former Edgewater One residential building
Between the parcels South Ocean Boulevard The 2025 application requested a pedestrian tunnel
East, toward the Atlantic 2730 South Ocean Boulevard, former Ambassador Two five-story residential buildings linked below ground (per the 2025 application)

This is a conceptual reading of the dated proposal, not a current survey or approved circulation plan. In that application, the linked ocean-side components were treated together for zoning purposes. Descriptions of two zoning buildings and three visible residential components can therefore refer to the same arrangement.

The proposed pedestrian connection is particularly relevant to a lagoon-side home. Establish its treatment in the current approved plans and offering, including how it connects to shared facilities. Its appearance in an earlier application alone does not establish a completed route or a guaranteed access right.

Design and residence comparison

The official project website presents OMA and GACHOT's collaboration as central to the development. The current OKO portfolio identifies 32 planned residences and labels the project pre-construction sales. Earlier planning documents describe an earlier program; they should not be used as the final residence schedule.

Compare a proposed home by building, level and exposure. The lagoon and ocean provide different outlooks, while the position of adjoining buildings influences privacy and light. A rendering of the development as a whole cannot substitute for the specific residence's plan, terrace dimensions and written finish schedule.

The parking route deserves the same attention. The reported design includes underground garages on both sides of the road. Confirm the spaces allocated to the residence and how guest, service and resident circulation relate to one another.

A dated development timeline

  • March and April 2025: Town staff materials reviewed the two-parcel proposal, including its requested tunnel and zoning relief.
  • June 24, 2026: Remaining design-review approvals were granted, according to published reporting dated July 17, 2026.
  • July 10 and 15, 2026: Early-stage demolition began on July 10; on July 15 Town staff described staging under way with the principal older structures still standing, according to the same reporting.
  • October 14, 2026: OKO's website identifies pre-construction sales. Subsequent physical progress and the current permit sequence require an updated project record.

The July reporting establishes those historical milestones. It does not supply a present completion date. For a purchase, compare the delivery assumptions, deposit provisions and specifications in the current offering with the home's intended use and timing.

Established buildings to compare

2770 South Ocean Boulevard provides a nearby lagoon-side condominium comparison. Bellaria adds an established oceanfront alternative in the Town of Palm Beach. 3550 South Ocean, in the separate Town of South Palm Beach, offers a completed contemporary beachfront building farther south. These comparisons help distinguish the attraction of a new design from the ability to inspect an existing residence and operating facilities.
