Boca Raton & Delray Beach Carrying Cost Calculator

Mortgage, property taxes, insurance and upkeep, monthly. Florida resets the assessment the January after a sale, so the estimate applies Palm Beach County millage to the new value, with or without the homestead exemption. Insurance is the number to replace first.

How the tax estimate is built

$43,557 a year, likely $37,089–$50,025. Includes $439 in flat charges.

2026 final millage for PBC tax authority codes 06154/06155 (16.9090 mills) applied to 85% of price as taxable value with no exemptions, plus the per-unit non-ad valorem charges that appear on Boca Raton tax bills (city fire assessment and SWA disposal assessment).

Florida resets the assessment the January after a sale. Assumed just value: $2,550,000 (85% of price, the county’s cost-of-sale adjustment). The year you buy, you pay the seller’s bill, prorated at closing; this is the following year’s bill.

  • The year you buy, the bill is the seller's, prorated at closing; the reset bill based on your price arrives the following November.
  • This is a non-homestead estimate. With homestead, the $25,000 exemption comes off every levy and up to $26,411 more comes off non-school levies; the Save Our Homes cap then limits yearly assessment growth (see pbcpao.gov/assessment-caps.htm).
  • Non-homestead assessments can rise up to 10% a year on non-school levies; school levies follow full market value every year.
  • A small set of Boca Raton parcels (tax authority code 06625, 267 parcels) sit outside the Greater Boca Raton Beach & Park District and total 15.8759 mills.
  • City trash collection, water, sewer and stormwater are billed on the city utility bill, not the tax bill, and are not included.
  • Some parcels carry extra non-ad valorem charges (drainage districts, special assessments). Check the parcel on pbcpao.gov before relying on the flat figure.
  • Pending: Amendment 3 (statewide ballot, November 3, 2026). If approved by 60% of voters: non-school homestead exemption rises to $150,000 in 2027 and $250,000 in 2028, indexed from 2029; annual assessment cap on non-homestead property drops from 10% to 5%; Legislature directed to set a schedule for eliminating non-school homestead taxes. School levies unaffected. Reported 5-year wait for the larger exemption for people not Florida residents by December 31, 2026. Not modeled in this file.
  • Pending: Amendment 3 parcel calculator (PBC Property Appraiser). Official county tool to estimate Amendment 3's effect on a specific homestead parcel.
  • Pending: Palm Beach County School District 1-mill renewal referendum (November 3, 2026). Renews the existing 1.0000-mill additional operating levy (part of the 3.2480 School Board - Local rate) for July 1, 2027 through June 30, 2031. Passing keeps school mills unchanged; failing would remove 1.0000 mill from the school levy starting with the 2027 tax year (school total 6.2870 to about 5.2870).
