Bedford Real Estate
Three hamlets, a historic village green and an estate landscape connected to the Harlem Line at Bedford Hills and Katonah.
Bedford is a town with several distinct centers, not one village-sized market. Bedford Village, Bedford Hills and Katonah provide different points of access to its residential landscape. This overview connects those settings without treating a station-area house and a country property as substitutes.
History and architecture
Bedford Village’s green, courthouse and older buildings preserve an early civic center. Katonah adds its own history of relocation for reservoir construction, while the wider town contains farm and estate landscapes that later became residential properties. Historic houses, country residences and newer construction are all part of the market.
Transit and the NYC connection
Bedford Hills and Katonah stations are on Metro-North’s Harlem Line. Bedford Village does not have its own station, so the NYC connection changes significantly by address. A country setting may involve a longer local drive even when the rail journey is familiar.
The property market
The first decision is which version of Bedford is wanted: a hamlet connection, an older house with a contained garden or a more extensive estate setting. Sellers should explain that choice through the property’s location and architecture. Buyers coming from NYC can consider the house and the apartment decision in parallel.
Property tax
About 1.92% of the purchase price a year: roughly $38,500 on a $2M house, within a range of $30,800 to $46,100.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
