Bronxville Real Estate
A compact station village with Lawrence Park houses, prewar apartments and a strong architectural identity.
Bronxville offers a relatively concentrated version of suburban life. The station, shops and apartment buildings sit close together, while hillside residential streets provide detached-house alternatives. Its appeal is the ability to combine a recognizable village center with a substantial architectural setting.
History and architecture
William Van Duzer Lawrence helped shape Bronxville’s development through Lawrence Park, a planned residential district of houses, many built with artists’ studios. Later apartment buildings and townhouses added a more urban scale near the center. The result is a market where a prewar apartment and a detached house may share access to the same village while offering very different ownership arrangements.
Transit and the NYC connection
Bronxville station is on Metro-North’s Harlem Line to Grand Central. The compact center supports a rail-oriented search, although the route from a particular hillside house is worth considering separately. A Bronxville postal address can also fall outside the incorporated village.
The property market
For buyers leaving NYC, Bronxville can preserve some of the convenience of apartment living while adding a garden or a different residential layout. For owners moving into Manhattan, it provides a familiar starting point for comparing prewar buildings and village-scale amenities with city neighborhoods. Value depends on the building or house, not merely the Bronxville name.
Property tax
About 2.22% of the purchase price a year: roughly $44,400 on a $2M house, within a range of $37,800 to $51,100.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
