Chappaqua Real Estate
A Harlem Line hamlet with Quaker-era buildings, Horace Greeley history and wooded residential neighborhoods.
Chappaqua has a compact center around its station and a much broader residential landscape in the surrounding Town of New Castle. The distinction matters: a house close to the center and one reached through winding inland roads offer different versions of the same address.
History and architecture
The older settlement is recorded in the Quaker meetinghouse and Old Chappaqua Historic District. Horace Greeley’s home and related landmarks add another layer, while the railway and later suburban growth brought new residential neighborhoods. The architecture ranges from surviving historic houses to postwar residences and recent construction, rather than one continuous colonial streetscape.
Transit and the NYC connection
Chappaqua station is on Metro-North’s Harlem Line to Grand Central. Its position beside the center supports a rail-oriented search, but many houses require a local drive. The station approach and the route through town should be part of comparing those properties.
The property market
For an NYC buyer, Chappaqua can combine a recognizable center with a more wooded setting. Value depends on the house’s relationship to that landscape, its condition and its access. A seller moving into NYC should compare the home’s likely proceeds with the specific apartment and building costs being considered.
Property tax
About 2.33% of the purchase price a year: roughly $46,600 on a $2M house, within a range of $37,400 to $55,800.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
