Edgemont Real Estate

An established residential area in Greenburgh, connected to the Scarsdale and Hartsdale station districts.

Edgemont lies west of the Bronx River corridor, with residential streets rising away from the rail line. It is part of Greenburgh, not the incorporated Village of Scarsdale, even where a property carries a Scarsdale mailing address. That distinction helps explain why nearby houses can belong to different local frameworks.

History and architecture

Older Greenville settlement and later commuter development form the historical layers. Residential neighborhoods grew around the attraction of the railway, with traditional houses and landscaped streets followed by postwar construction. Cotswold and other named neighborhoods give the search a more local scale than the broad postal address.

Transit and the NYC connection

Scarsdale and Hartsdale stations on Metro-North’s Harlem Line are the principal nearby rail references. Some addresses are closely connected to one of those centers; others add a drive. The hill, route and preferred station make the practical difference.

The property market

Edgemont can be compared with Scarsdale without assuming the two are interchangeable. Buyers should distinguish a station-oriented older house from a later property offering a different layout or more outdoor space. For sellers, the neighborhood and exact property setting should lead the valuation, with the NYC move considered as a separate but coordinated transaction.

Cost of owning

Property tax

About 3.26% of the purchase price a year: roughly $65,100 on a $2M house, within a range of $52,100 to $78,200.

Estimate for Edgemont (unincorporated Greenburgh). The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
