Harrison Real Estate

A station-centered downtown and a much larger inland residential landscape, including Purchase.

Harrison contains more than one suburban market. The downtown area is organized around the station and local shops, while the municipality extends inland toward larger properties and the separate Purchase setting. A house selected for daily rail access should not be compared indiscriminately with one selected for its grounds.

History and architecture

The municipality traces its name to John Harrison’s colonial-era land purchase. Subsequent farming, railroad growth and country-estate development created its different residential layers. Older neighborhoods near the railway and later inland development explain much of the variation in house size, layout and street character.

Transit and the NYC connection

Harrison station is on Metro-North’s New Haven Line. It is a useful anchor for a walk-to-train search, but not every Harrison address is close to it. Purchase and other inland locations have a more road-dependent relationship to the surrounding stations and business centers.

The property market

Start by deciding whether the priority is town access or a more substantial residential site. The valuation should then compare houses with a similar relationship to the station, road network and local setting. The Roebling Team can connect that destination decision with the NYC property being sold, retained or purchased.

Cost of owning

Property tax

About 1.87% of the purchase price a year: roughly $37,300 on a $2M house, within a range of $29,900 to $44,800.

Estimate for Harrison (downtown fire district). The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
