Larchmont Real Estate

A former summer colony with Victorian houses, a Sound-side manor landscape and a commuter-rail center.

Larchmont has two strong reference points: the shops and station inland, and the older Manor setting toward Long Island Sound. Their proximity gives the village a distinctive mix of commuter access and coastal character. The broader Larchmont postal area extends beyond the incorporated village.

History and architecture

The Manor developed from an earlier estate into a nineteenth-century summer destination. Victorian houses, porches and the waterfront landscape retain that history, while later residential development turned the summer colony into a year-round suburb. The architecture works at several scales, from apartment buildings near the commercial streets to larger detached houses toward the Manor.

Transit and the NYC connection

Larchmont station is on Metro-North’s New Haven Line. A house chosen for its relationship to Manor Park may have a different station journey from one close to the commercial center. Both settings belong in the search, but they offer different forms of convenience.

The property market

For an NYC buyer, Larchmont’s appeal is the ability to choose a house without losing a recognizable center. A valuation should separate the architectural setting, the route to town and the property’s actual water relationship. Not every coastal address has frontage or the same access rights.

Cost of owning

Property tax

About 2.08% of the purchase price a year: roughly $41,500 on a $2M house, within a range of $35,300 to $47,800.

Estimate for Village of Larchmont. The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
