Mamaroneck Real Estate

A working harbor, an active avenue and a range of housing from center apartments to Sound-oriented houses.

Mamaroneck brings its commercial life and maritime history close together. Mamaroneck Avenue connects the station district with Harbor Island and the water, while residential areas extend beyond that central route. The village crosses portions of the towns of Mamaroneck and Rye; the village and the larger Town of Mamaroneck are not identical.

History and architecture

Farming, river mills and harbor activity shaped the early settlement. The incorporated village brought the two sides of the Mamaroneck River together in the late nineteenth century. Its housing retains several layers: older houses and mixed-use streets near the center, later apartments and distinct residential settings such as Orienta toward the Sound.

Transit and the NYC connection

Mamaroneck station is on Metro-North’s New Haven Line. The center allows a station-and-shops search, while shoreline-oriented properties may involve a longer local journey. Rail access and harbor access should be treated as separate advantages.

The property market

Mamaroneck offers more housing variety than a purely estate-oriented suburb. Buyers can compare apartments, center houses and larger coastal properties; sellers should identify which of those markets their home competes in. An NYC move can be organized around that specific property rather than a village-wide price assumption.

Cost of owning

Property tax

About 2.28% of the purchase price a year: roughly $45,600 on a $2M house, within a range of $38,700 to $52,400.

Estimate for Village of Mamaroneck (Town of Mamaroneck side); other districts are in the calculator. The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
