Pelham Real Estate
A station village in the Town of Pelham, one village north of the Bronx line, with older residential streets and a compact commercial center.
Pelham places a detached-house search close to the city while retaining a distinct village center. This introduction focuses on the Village of Pelham and its station area; neighboring Pelham Manor has a separate profile. Both sit within the Town of Pelham.
History and architecture
The town’s history reaches back to the colonial manor, but much of the visible residential character comes from later commuter development. Pelham Heights and the streets around the center contain older houses, while the Pelham Picture House anchors an early-twentieth-century cultural layer. The present village resulted from the 1975 merger of Pelham and North Pelham.
Transit and the NYC connection
Pelham station is on Metro-North’s New Haven Line. The village’s relationship to that station is one of its most useful distinctions for a buyer leaving Manhattan. The local walk or drive, followed by the connection from Grand Central, gives a more meaningful comparison than the town’s distance from NYC alone.
The property market
The search can focus on a house with architectural character, a more compact property near the center or an apartment alternative. Sellers should identify how the home relates to the station and commercial streets. An NYC apartment sale can be planned alongside the Pelham purchase rather than treated as an unrelated first step.
Property tax
About 2.60% of the purchase price a year: roughly $52,000 on a $2M house, within a range of $44,200 to $59,800.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
