Pelham Manor Real Estate

Established detached-house streets extending from the Pelham station area to the town’s Long Island Sound shoreline.

Pelham Manor is the more residential, southward part of the Pelham comparison. It is a separate incorporated village, with a different street pattern from the commercial center around Pelham station. Houses, gardens and the continuity of the residential setting are the principal attraction.

History and architecture

Nineteenth-century railroad development helped establish the Manor as a suburban destination. Its former Pelham Manor station belonged to a different rail line and no longer provides commuter service. The surviving residential landscape includes traditional houses from successive development periods, with later renovations and replacements fitting into those established streets.

Transit and the NYC connection

Today’s Metro-North journey uses Pelham station on the New Haven Line, outside the Manor’s former station setting. A buyer should distinguish the historic railway story from the actual trip available now. The southern location also makes road access an important part of the NYC connection.

The property market

Pelham Manor should be compared on the house’s setting, architectural condition and access, not assumed to be another name for the station village. For owners considering NYC, the larger house can be evaluated alongside the apartment size, building services and carrying costs they want next.

Cost of owning

Property tax

About 2.55% of the purchase price a year: roughly $51,100 on a $2M house, within a range of $43,400 to $58,800.

Estimate for Village of Pelham Manor. The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
