Pound Ridge Real Estate

Stone walls, wooded roads and a country-house landscape, with Scotts Corners providing the commercial center.

Pound Ridge is a landscape-led choice. The town’s residential roads pass through woods and rocky ground rather than radiating from a commuter station. Scotts Corners supplies a commercial focus, while the older hamlet and surrounding country properties preserve a more rural pattern.

History and architecture

Farming preceded its later appeal as a country retreat. Surviving older houses and stone walls record that earlier use; twentieth-century residences added both traditional and modern architectural approaches. The relationship between a building and its wooded site is often more important than a single stylistic label.

Transit and the NYC connection

There is no passenger-rail station in Pound Ridge. Trips to NYC begin with a drive to a surrounding station or continue by road. That distinction should be explicit when comparing it with Bedford Hills, Katonah or other railway-centered alternatives.

The property market

Pound Ridge suits a search where the setting is a primary requirement. Buyers should compare the usability and character of the grounds as well as the interior. For sellers, a clear account of the house’s architecture and position in the landscape will be more persuasive than acreage alone. An NYC base or future apartment purchase can remain part of the same plan.

Cost of owning

Property tax

About 1.85% of the purchase price a year: roughly $37,100 on a $2M house, within a range of $31,500 to $42,600.

Estimate for Pound Ridge (Bedford CSD); other districts are in the calculator. The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
