Purchase Real Estate
An inland Harrison setting of former estates, substantial residential properties and modern institutional architecture.
Purchase offers a more land-oriented alternative to Harrison’s station district. Country-house settings, landscaped roads and institutional campuses give it a dispersed character rather than a traditional downtown. Purchase is a hamlet within Harrison, not a separate municipality.
History and architecture
Its name comes from Harrison’s Purchase, and the Purchase Friends Meeting House marks its early history. The later estate landscape was followed by residential development and major institutional uses. Purchase College adds a prominent modern architectural layer, while older country properties and later houses retain the area’s relationship to substantial grounds.
Transit and the NYC connection
Purchase has no commuter station of its own. Harrison, Rye and White Plains provide different rail options depending on the address and destination. Road access is therefore central to the comparison, including the local journey that precedes a Manhattan train.
The property market
The strongest properties should be understood through house, land and setting together. For buyers, the appeal is space and separation without requiring a northern Westchester location. Sellers should explain the grounds and the residence’s condition as clearly as its size. An NYC purchase on the other side of a sale can be modeled independently of the local house’s asking price.
Property tax
About 1.84% of the purchase price a year: roughly $36,700 on a $2M house, within a range of $31,200 to $42,200.
Estimate for Purchase (Town of Harrison). The sum of the published county, town or city, village, school and special-district rates, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.
A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
