Rye Real Estate
A Sound Shore city with a Purchase Street center, historic houses and distinct waterfront residential settings.
Rye combines a compact commercial center with the wider landscape of Long Island Sound. Purchase Street and the station organize one part of the market; Milton and the shoreline introduce another. This page concerns the City of Rye, not the separate Town of Rye or Rye Brook.
History and architecture
The Square House and other surviving historic properties record Rye’s place on the old Boston Post Road. Later country houses and coastal development extended the residential landscape toward the water. That history produces a varied architectural market: older center houses, established residential neighborhoods and larger properties whose identity depends on their grounds or shoreline.
Transit and the NYC connection
Rye station serves Metro-North’s New Haven Line. Proximity to Purchase Street and the station is a different advantage from a water-oriented address. Buyers should decide which of those settings matters before using a broad Rye comparison.
The property market
The local search can offer both a year-round center and a stronger coastal relationship than many inland suburbs. Value depends on that position as well as condition and architecture. For a seller moving to NYC, a house valuation and a city purchase budget can be considered together, including the costs of each transaction.
Property tax
About 1.48% of the purchase price a year: roughly $29,700 on a $2M house, within a range of $25,200 to $34,100.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
