Change in the building’s median $/sf over each window, from the raw yearly medians — too few standardized single-line units here to adjust to an average-floor basis, so which apartments happened to trade moves these alongside price. The correct frame is the one the Index sets for the district: comp against Cobble Hill and Carroll Gardens, with a discount for the crossing. The expressway trench along the Hicks Street line is the market's defining control — it removed this strip from the historic-district designations, the review processes and the subway access that the neighbourhoods three hundred feet east have, and the discount buyers apply is the price of that walk. Comparing this address to a waterfront tower elsewhere in the borough will mislead badly; the two products share a word and nothing else.

The working metric is dollars per square foot. Through 2025, the last complete year, the Index recorded the Columbia Waterfront condominium series up 27.9 percent since 2016 and down 4.7 percent in real terms — a thin but stable market that tracked its neighbours at a discount rather than diverging from them. With roughly fifty trades a year across the whole district, a single year's median rests on a handful of transactions; build the comparable set from this building's own 65-sale record and the district's other for-sale product, extended back several years. Two adjustments belong in every valuation here: the 421-a abatement inflates apparent affordability against an unabated Cobble Hill comparable and that gap closes as the benefit phases out, and terrace and floor variation across a four- and six-story scheme is wide relative to the price band.
