A Private Pricing Opinion — what your apartment at 118 Remsen Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
118 Remsen Street is a four-residence condominium in a circa-1900 building on Remsen Street in Brooklyn Heights. The sponsor bought the building for $7.35 million in June 2023, per the recorded deed, converted it from six apartments to four, and sold all four homes between April and June 2025 for a combined $15.46 million in recorded deed amounts.
The building matters as a price marker. Brooklyn Heights housing stock is overwhelmingly cooperative, and condominium conversions of this size are uncommon. The four deeds give a clean read on what new-finish condominium space in a prewar Heights house traded for in 2025: about $2,080 to $2,470 per square foot for the three-bedroom floors, and about $1,320 per square foot for the 5,376-square-foot lower residence.
The building is sold out. Any purchase now is a resale from an individual owner.
Architecture and residences
City records date the building to 1900 and record a 25-foot-wide lot of 2,363 square feet with about 9,134 square feet of floor area. The Department of Buildings job, filed in April 2023 by NC2 Architecture, converted the building from six apartments to four, partially reconfigured the interiors, reinforced the lower roof and the main roof as accessible terraces, and added a roof bulkhead and a roof deck. The certificate of occupancy on that job issued in May 2025.
The residences, per listing records:
- Residence 1: four bedrooms and five baths, 5,376 square feet across the lower floors
- Residences 2 and 3: three bedrooms each, 1,216 square feet
- Residence 4: three bedrooms, 1,282 square feet, on the top floor
Listing records describe original marble mantels, rift-and-quartered white oak floors, marble bath floors, Bertazzoni appliances, in-unit washers and dryers, and separate heating and cooling for each home. The building is a walk-up. Residence 3 carried common charges of $594 a month in its listing record.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD230350), the plan was submitted December 26, 2023, accepted July 22, 2024 and declared effective December 20, 2024, with BK Heights Remsen Fund L.P. as sponsor. The record covers four residential units. The initial offering price was $14,390,000; the current total is $15,795,000, an increase of $1,405,000 through amendments whose detail we could not retrieve from the record in this review. The database still lists one unit sold. ACRIS shows all four sold.
Recorded deeds total $15,457,250. Setting aside the apparent transfer-tax gross-up on Residence 2 (below), the four prices total $15,395,000, about $400,000 below the plan's current total.
Recorded sales
| Residence | Layout | Size | Last ask | Recorded deed | Deed date | $/sf |

| 1 | 4 bed, 5 bath | 5,376 sf | $7,250,000 | $7,075,000 | June 18, 2025 | $1,316 |
| 2 | 3 bed | 1,216 sf | $2,850,000 | $3,062,250 | April 25, 2025 | $2,518 |
| 3 | 3 bed, 2 bath | 1,216 sf | $2,750,000 | $2,525,000 | May 16, 2025 | $2,076 |
| 4 | 3 bed | 1,282 sf | $2,795,000 | $2,795,000 | June 3, 2025 | $2,180 |
Residence 2's listing record shows a $3,000,000 sale. The deed amount is exactly 2.075% higher, which equals the combined state and city transfer-tax rate at $3 million and above. That pattern suggests the buyer paid the sponsor's transfer taxes and the deed reflects them; at $3,000,000 the price is $2,467 per square foot. Residence 2 sold above its last ask; Residences 1 and 3 sold below.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00254-7503; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Resale only. The sponsor has sold every unit. Expect resale listings to be priced against these 2025 deeds.
A four-unit condominium. Four owners share the roof, facade, plumbing risers and insurance. Ask for the current budget, reserve balance and any planned exterior work.
Historic district. Exterior changes, including windows and rooftop work, need Landmarks Preservation Commission approval if the building is within the district. Confirm before planning any.
Closing costs. A resale buyer in New York City customarily pays the state mansion tax: 1.25% from $2 million to $3 million, 1.5% from $3 million to $5 million and 2.25% from $5 million to $10 million. On a $2.8 million resale that is $35,000. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
