151 State Street is a 20-foot-wide house on a 108-foot-deep lot in the Brooklyn Heights Historic District, converted into four condominium residences. City records give 1879 as the year built and about 4,100 square feet of floor area. Listing records give 1850 in one place and 2026 in another; the 2026 figure reflects the renovation, not the original construction.

The sponsor sold all four homes in a little over two weeks. ACRIS records deeds for every unit between July 30 and August 14, 2026, for a combined recorded consideration of $12,178,361. The garden triplex alone recorded $5.81 million. That is the main fact for anyone pricing a small Brooklyn Heights conversion: this building sold out at or near its asking prices, at roughly $2,050 to $2,180 per square foot where sizes are published.

Architecture and residences

The Department of Buildings records an alteration job filed by Opera Studio Architecture in June 2024 and permitted in January 2025: a "moderate renovation of existing multifamily dwelling with reconfiguration of stacking of dwelling units," combining the cellar with Unit 1 as accessory space, adding a rear-yard deck, modifying rear window openings and the existing bulkhead. Foundation, support-of-excavation, structural, mechanical and plumbing filings followed through 2025. The job's status reads "CO Issued," meaning a certificate of occupancy has been issued for the converted building.

Listing records describe the four homes:

  • Residence 1: garden triplex, 4 bedrooms and 3.5 baths, 2,777 square feet inside plus 1,246 square feet of private outdoor space across a parlor-level deck and a deep rear garden. The lower level holds a recreation room with a wet bar, an office and a laundry room.
  • Residence 2: 2 bedrooms, 2 baths, 914 square feet.
  • Residence 3: size and layout not confirmed in the records reviewed.
  • Residence 4: 2 bedrooms, 2 baths, 1,123 square feet.

Published finishes include white oak chevron floors, Calacatta Viola marble, fluted walnut kitchen cabinetry, a full Miele appliance package with induction cooking, central climate control, and a radiant-heated primary bath in the triplex. One listing record states that pets are allowed subject to house rules. Projected common charges for the triplex were listed at $1,375 a month.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250087), the plan was submitted March 17, 2025 and accepted September 25, 2025, with 151 State LLC as sponsor and four residential units. The total offering price rose from $11,700,000 to $11,888,000, an increase of $188,000. The database shows no effective date and no units sold. Since all four units have closed, the plan must have been declared effective; the database had not been updated when reviewed in October 2026.

Asking prices in listing records were $5,695,000 for the triplex (about $2,051 per square foot), $1,949,000 for Residence 2 and $2,350,000 for Residence 4.

Recorded sales

ACRIS shows four sponsor deeds:

Residence Deed date Recorded consideration Implied price $/sf on implied price
1 (triplex, 2,777 sf) August 10, 2026 $5,813,171 $5,695,000 $2,051
2 (914 sf) July 30, 2026 $2,008,159 $1,990,000 $2,177
3 July 31, 2026 $1,985,588 $1,950,000 not published
4 (1,123 sf) August 14, 2026 $2,371,444 $2,350,000 $2,093

The recorded figures carry cents because each equals a round price plus a transfer-tax amount. The usual reason is that the buyer paid the sponsor's transfer taxes, which then count as part of the consideration. The "implied price" column backs that amount out. It is our reading of the arithmetic, not a figure from the deeds. On that reading, the four homes sold for $11,985,000, about $97,000 above the offering total, and the triplex sold at its full ask. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Resales only from here. The sponsor has sold every unit. Future purchases are resales, priced against these four deeds.

A four-unit condominium. With four owners, governance is close and personal. Read the by-laws on how decisions are made, how repairs to the roof, facade and shared systems are split, and what reserve the plan budget funded.

Landmark district. Exterior changes, including windows, the rear deck and rooftop work, need Landmarks Preservation Commission approval.

Closing costs. On a resale the buyer pays the state mansion tax of 1% at $1 million and above, rising in tiers. The seller customarily pays the transfer taxes. Use the calculators below to run your price.

Certificate of occupancy. The Department of Buildings shows a certificate of occupancy issued on the alteration job. Confirm whether it is final or temporary.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
