About the building
14 Clinton Street is a six-story condominium developed by Hogg Holdings on a previously vacant Lower East Side lot. Fischer + Makooi designed the building, with Fariba Makooi named on the DOB application. The completed scheme contains six residences above commercial space. Construction received its full permit in March 2020, and the new-building job was signed off in January 2024. The site sits just south of East Houston Street, with the residential entrance and commercial frontage on Clinton Street.
The apartments include smaller single-level homes, full-floor two-bedroom layouts and a larger three-bedroom duplex. Direct elevator access serves full-floor homes, while a virtual entry system controls the building entrance. Large windows and open living areas are features of the residential design. Some homes have private terraces, including outdoor areas at the rear of the building, and residents also share a roof deck. The duplex arrangement separates its rooms across two internal levels. Central air conditioning and in-unit laundry are installed in the apartments. The ground-floor commercial premises form a separate condominium unit beneath the homes.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
