1492 Bedford trades as prewar walk-up condominium product in Crown Heights, priced per square foot and compared against the elevator condominiums built nearby since 2010 and the neighborhood's prewar co-ops. Its advantages are deeded ownership in a small building, no abatement cliff ahead, and large first-floor apartments. Its disadvantages are four-story walk-ups, no building staff and thin public financial information. The larger first-floor units and the 1,170-square-foot upper-floor lines set the top of the range. Pre-2003 deeds in ACRIS were indexed without consideration, so the resale record is only readable from the mid-2000s. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
