Recorded sales at Continental Towers auto-populate from the building's tax lot and reflect one of the deepest transaction records in Yorkville — a direct consequence of the building's size (532 units) and its condominium tenure, which make apartments easy to buy, finance, and resell. With the majority of the building configured as one-bedrooms, the entry-level condo cohort here is unusually liquid, and pricing is most legible when read against unit line, floor, exposure, and balcony rather than against a single building average.

The building prices on square footage, as condominiums do. Buyers and their agents should normalize comparables for floor and exposure — the difference between a low-floor interior line and a high-floor river-view line is the primary source of pricing spread. The value-tier position has been reinforced by the Second Avenue Subway, which put a station at 86th and Second within easy reach and improved the whole Yorkville transit picture.

Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
